Established in 1887 we operated as a traditional high street firm until the 1980’s when centralised lenders started to compete with the mainstream banks. Around that time we recognised the opportunities that the changes in the market opened up. We still offer a traditional service  and you can see us in person if you wish however alternatively you can avoid taking time out to see us by using the technology that we have in place – we can verify your identity electronically and you can also on-board (instruct us) using our Client Portal. Many of our Buy to Let investor clients have large property portfolios and find the portal invaluable for instructing on multiple cases. They also use our Zoom (video conferencing) facility for face to face advice such as Personal Guarantees. As a consequence of our approach we retain the business of the people that we have acted for in the past and also acquire many new clients as news of our excellent reputation has spread. We recognise the importance of communication and our response times on calls and emails is extremely important to us. We deal with all our clients’ transactions in a timely manner. If you have a preferred completion date we will do our best to help you achieve it. What we can also say to you is that there are statistics in the public domain based on Land Registry and other data which show that in January 2025 our average transaction times were two weeks quicker than the average time of the top 25 conveyancing firms in the country. Apart from less delay that means less chance of a transaction falling through.

What is different about the Russell & Russell property team and other firms?   

We are different from the large “factory” conveyancers as we value the business of each and every client that we act for and work hard to deliver a quality service at a fair price that will encourage them to use us again. Our approach works for us and must work our clients as over 60% of our new instructions are from clients that we have acted for previously. Factory firms take a different approach and do not appear to regard repeat business as important as they seem to be only interested in short term income.  We are different to most high street conveyancers as over the years we have built a large following and as a consequence we have a high volume of transactions which in turn requires and enables us to employ more staff. Having a large number of staff is important as it gives us flexibility at busy times - we have a support team that can be moved around.

We have a real USP - we have an out of office hour’s telephone number that is usually answered by an experienced Solicitor. We are not aware of any of our competitors offering such a service so as such it is genuinely unique - at best most firms have an answering phone or call centre that takes messages for the following day. We are members of the Conveyancing Association – the Association is the voice of the specialist UK Conveyancer and the leading trade body for the conveyancing industry. Its membership is currently made up of 80 Solicitors and Licensed Conveyancers, who collectively conduct approximately 25% of all property transactions and 70% of all re-mortgage transactions in England and Wales. The Association is a not-for-profit organisation that works collectively and proactively to improve the conveyancing process for the consumer and to formulate and implement best practice throughout the industry. The Association works collaboratively with industry stakeholders to campaign, influence and improve the conveyancing process for the consumer and conveyancers. As a member we have the opportunity to influence initiatives, campaigns, protocol and debate within the Association and the wider conveyancing community. As a consequence we are at the forefront of any initiatives that affect the process.
