This week marks the first-ever National Conveyancing Week in the UK. Between the 20th and 24th of March 2023, NCW’s organisers are holding various in-person and online events for estate agents, mortgage brokers and home movers, helping people gain a better understanding of the role of property lawyers in the home moving process.

What is Conveyancing?
Since multiple processes are involved in buying or selling a property, Conveyancing has gotten a bad name over time. Particularly in cases whereby the buyer or seller has experienced delays, or their transaction has fallen through for whatever reason.
In reality, the conveyancing process is relatively straightforward in most cases. The process is simplified even further for those who instruct trustworthy solicitors, estate agents, and mortgage brokers.
The literal meaning of Conveyancing is the legal transfer of property from one owner to another. With this, two major processes are involved, including the exchange of contracts and completion.
At Russell & Russell, we support our clients throughout the entire conveyancing process, including all of the legal and administrative checks and translating the terms of the contract in a way that carefully explains the legal jargon.
How long does Conveyancing take?
Unfortunately, predicting how long the conveyancing process will take is impossible. Every transaction is different, and the timescale will be affected by the chain of people involved in the process, the type of property being bought/sold and any other unforeseeable circumstances, such as a transaction falling through.
However, in straightforward transactions with no delaying factors, completion should take between 8 and 12 weeks from the time your conveyancer is instructed.
What is exchange?
Once the seller’s and buyer’s solicitors have exchanged contracts, the parties to the contract become legally bound to sell or buy the property.
This is typically done over the phone in a recorded conversation, and from this point, each party can no longer leave the transaction.
What is completion?
Completion is the final day of the conveyancing process. On this day, ownership officially transfers from the seller to the buyer. The seller leaves the property, and the buyer gets the keys.
Following this, all left to do is inform The Land Registry.
