Our legal fee is a fixed fee agreed at the outset. The work covered by this fee will consist of the following:
- investigating the title to your ownership of the property;
- arranging for you to execute the mortgage documents;
- obtaining a redemption statement from your current lender if you have one and obtaining your approval to repay the amount that is required;
- obtaining any searches required by your new lender;
- submitting a certificate of title to your new lender;
- completing the transaction by obtaining the mortgage advance from your new lender, redeeming your current mortgage and then accounting to your for the remaining monies;
- registering the new mortgage at the Land Registry.
The price has been calculated on the basis that:
- the property is already in your name(s);
- the ownership is registered at the Land Registry under one title number;
- there are no apparent defects in the ownership;
- there is only one mortgage to be repaid;
- there are no restrictions, cautions or other encumbrances on the title;
- the new lender you have chosen also instructs Russell & Russell to act on its behalf.
- the new lender does not require a Local Authority Search and will accept search insurance;
If it becomes apparent that there are unforeseen circumstances in connection with the re-mortgage we may have to increase our charges but, if that is the case, I shall inform you before we incur any additional costs.
